For new LO partners

Getting Started with Your Loan Partner

A consistent support system behind the scenes, so you can spend more time with clients and referral partners without managing every detail of every file.

Welcome. Here's how we'll work together.

My goal isn't to change the way you build relationships or run your business. I'll own the technical and operational side of your pipeline while you stay focused on the conversations and relationships that need you.

1. Before we begin

CREDIT SETUP

Confirm your credit preferences

We'll establish your preferred credit vendor and the approved way to provide the credentials needed for credit pulls and AUS.

Choose the process you'd like followed for new applications:

  • Start with a soft credit pull at your expense
  • Pull hard credit at your expense
  • Have the borrower pay for a hard pull upfront

Once established, I'll follow your preference consistently.

Keep credentials secure. This is a public informational website. Never enter or send credit credentials, borrower details, or other sensitive information through this page. Use your company's approved secure process.

2. Your first new application

MY ROLE

Review and qualification

After the borrower submits an application, I'll review the application and credit, identify document needs, and work directly with the borrower to collect what is required.

I'll analyze income, assets, credit, liabilities, loan structure, program guidelines, and AUS as applicable. I'll flag significant issues and bring you into unusual scenarios or judgment calls.

YOUR ROLE

Pre-approval conversation

Once I've completed the qualification, I'll let you know when the borrower is ready and provide what you need for the conversation.

You communicate the pre-approval, deliver the initial letter, discuss payment and financing options, and maintain the relationship while the borrower shops for a home.

3. What happens as the loan moves forward

UNDER CONTRACT

Send the executed contract

Send me the executed contract as soon as you receive it. I'll update the file, run AUS as needed, review structure, pricing and lender options, prepare the file and disclosure instructions, and submit the file to Local Processing. Local Processing prepares and executes the actual disclosures and lender lock requests on our behalf, including relocks, lock extensions, and changes of circumstance as needed.

You confirm pricing and the borrower's lock decision before I prepare and coordinate the lock instructions with Local Processing. You retain ownership of borrower and referral-partner relationships.

PROCESSING

I stay involved after submission

Local Processing works primarily through me for file-related questions, documentation, and conditions. I help resolve issues and keep the file moving.

You'll receive a pipeline report twice each week with items needing your attention clearly identified. You continue your regular borrower and agent communication.

CLEAR TO CLOSE

Support continues through closing

I'll continue monitoring the file through closing and review and approve the final Closing Disclosure internally. You remain responsible for borrower-facing conversations about final figures, cash to close, and closing arrangements.

4. How I prioritize work

I support multiple loan officers, so work is prioritized by where the borrower is in the process rather than dividing the day by LO.

01New Applications
02Pre-Approvals
03Qualifications in Progress
04Loans in Processing
05Clear to Close Loans

If a borrower is actively writing an offer, a contract has a tight deadline, or another situation is genuinely time-sensitive, please flag it so I can evaluate the urgency and reprioritize.

5. Communication and expectations

HOW TO REACH ME

Questions are welcome

If you have a question about a file, guideline, lender, scenario, or anything related to your pipeline, reach out.

Phone: 563-224-8223
Email: ahamby@nexalending.com

Standard availability: Monday through Friday, 9:00 AM to 5:00 PM Central Time.

For genuinely urgent after-hours matters, you're welcome to text me. If I'm available, I'm happy to assist, but after-hours support isn't guaranteed.

WHAT I NEED FROM YOU

Clear ownership makes this work

  • Complete the initial borrower conversation.
  • Share important borrower or transaction context.
  • Flag urgent offers and deadlines.
  • Own borrower, agent, and referral-partner relationships.
  • Handle pricing, options, pre-approval, disclosures, and cash-to-close conversations as appropriate.
  • Tell me when something changes that could affect the loan.
WHAT YOU CAN EXPECT FROM ME

Proactive, thorough, and direct support

I'll tell you when a file looks good and when I see a problem. If I don't know the answer, I'll research it or involve the right people. The goal is to identify issues early, keep files moving, and give you confidence that the operational side of your pipeline is being handled.

Document file communications in Arive notes. Important discussions, decisions, updates, and follow-up items should be recorded in the loan's Arive notes so communications about the file are memorialized and the team has a reliable record to reference. Continue to use approved channels for sensitive information.

Great mortgage experiences aren't built by one person.
