Application Handoff Notes

A few sentences are plenty. I can review the application details myself. Just share the context I wouldn't know from looking at the file, especially anything you've already told the borrower or anything with a deadline. Paste your note into Arive notes.

SIMPLE LO HANDOFF

Anything I should know?

Only include what applies. No need to repeat application details or write “Not discussed.” Continue documenting material conversations, decisions, and commitments in Arive as they occur.

How we work together

AFTER APPLICATION

Qualification and Pre-Approval

I review the application, introduce myself to the borrower, request documents, and work through qualification. I can independently finalize and issue the pre-approval. You notify the borrower, deliver the initial letter, and discuss next steps. I handle updated and property-specific letters.

UNDER CONTRACT

Disclosures and Submission

I review the contract, update the file, request missing items, rerun AUS as needed, and prepare pricing and structure scenarios. You discuss the options with the borrower and confirm their decision. I prepare the file and disclosure instructions for Local Processing, which prepares and executes the actual disclosures. I coordinate the handoff and monitor completion.

IN PROCESSING

Issues and Escalations

I serve as the primary LO contact for Local Processing, research issues, and identify potential solutions. If borrower-facing financial decisions or material concerns arise, I bring you the issue, facts, and options so you can advise the borrower.

THROUGH CLOSING

Visibility and Closing

I send pipeline reports twice each week and escalate urgent matters directly. I monitor closing activity and review the final CD internally. You review final figures and cash to close with the borrower, communicate closing logistics, and maintain the relationship through closing.

Frequently asked questions

When do you become involved?

Once the borrower submits a loan application. You own the lead, initial sales conversation, and relationship before application.

Who talks with borrowers?

I handle routine operational communication and documentation needs. You handle pricing, rates, payments, structure, financial decisions, material qualification changes, and significant concerns.

Who requests rate locks?

You discuss pricing and confirm the borrower’s decision. Once you communicate that decision to me, I prepare and coordinate the lock instructions. Local Processing submits the actual lock request to the lender and also handles relocks, lock extensions, and changes of circumstance as needed.

How often will I receive pipeline updates?

Twice each week, with direct escalation when your attention is needed before the next report.

What loan types do you support?

Experience includes Conventional, FHA, VA, USDA, Non-QM, HELOCs, purchases, and refinances.

What are your working hours?

Monday through Friday, 9:00 AM to 5:00 PM Central Time. After-hours help may be available for genuinely time-sensitive matters but is not guaranteed.

Can I customize the process?

Reasonable communication and workflow preferences can be accommodated. The core ownership structure and priority system stay standardized.

What if my borrower is writing an offer?

Flag the genuine urgency so I can evaluate and reprioritize appropriately.
