Explore LO Support →Go straight to application guidance, handoff notes, process references, and onboarding resources.
Open LO Resource Center →This is more than administrative support. I analyze, research, prepare, issue, submit, coordinate, troubleshoot, and monitor the work behind your loans. You remain focused on the relationships and conversations that require you as the Loan Officer.
Review new applications, identify missing information, organize borrower needs, and prepare the file for qualification.
Review income, assets and credit; run AUS; evaluate loan options and prepare an informed recommendation for the LO.
Complete technical qualification and independently finalize and issue pre-approvals. The LO delivers the initial letter and discusses next steps; I handle subsequent updated and property-specific letters.
Prepare the file, disclosure instructions, and lock details for Local Processing, which executes disclosures, lender lock requests, relocks, lock extensions, and changes of circumstance on our behalf.
Serve as Local Processing’s primary LO contact, troubleshoot conditions, oversee closing activity and final CD review, and provide pipeline reporting twice each week.
You own borrower and referral relationships, pricing and financial advice, weekly status updates, and business development. I provide the analysis and operational execution.
My four-step approach keeps files moving with fewer surprises and a clear understanding of what's next.
Review the application and identify what's needed.
Analyze qualifying details and structure.
Prepare qualification and pre-approval support.
Organize the file for processing and the next milestone.
I'm Ashton Hamby, a licensed mortgage professional specializing in front-end loan officer support. I work alongside LOs to take the technical and operational work off their plates without changing the relationships that make their businesses successful.
My approach emphasizes careful qualification, organized files, and proactive communication. I believe great mortgage experiences aren't built by one person.
A central place for process guidance and quick-reference materials. We're building this section in phases; secure file-specific work stays in approved company systems.
Start with your approved loan origination workflow. Include clear notes about the borrower's goals, timeline, and any known concerns.
Use a consistent handoff: loan purpose, target closing date, borrower priorities, property details, income considerations, and outstanding questions.
Review the Intake → Validate → Deliver → Transition model and how we divide responsibilities between LO and support.
Additional onboarding materials, SOPs and quick-reference resources will be linked here as they're approved for sharing.

Yes. You remain responsible for your client and referral relationships. My role is to support the technical and operational side of the file.
Yes. Application review, income and asset analysis, AUS, loan structure, and pre-approval preparation are core parts of my support model.
We begin with a conversation about your production, workflow, expectations, and whether the support model is a good fit. Then we establish credit preferences, approved access, and application handoffs. See the Getting Started guide.
We can discuss lender preferences and file-specific needs as part of our workflow. Final lender selection and pricing decisions are coordinated with the LO.
Compensation details are discussed directly based on the applicable agreement and company requirements.
If you're looking for a partner to own the operational details of your pipeline, I'd love to talk about how we could work together.
